SOLAR PANEL GENERAL STANDARDS
- Leased solar systems will not be authorized or approved for installation. Solar panel leases add ZERO property value because the system is owned by someone else. Homes with leased systems consistently yield negative market valuations and directly affect property values negatively and are not approved for Overlook properties.
- “Home made” installations generally will not be permitted due to the safety and aesthetic challenges such installations create in covenant- governed neighborhoods. Variances in this area are the sole discretion of the Architectural Control Committee
- Immediate neighbors will be notified of solar power generating systems once approval is granted by the ACC. The purpose for this notification is to identify a potential source for any future EMI/RF interference that may occur. Such notification provides a common ability of interested parties to eliminate the system as a potential contributor to such interference as may occur.
- Preferred installations are ground-mounted systems which afford advantages in maintenance, servicing, roof serviceability, and the reduced risk of property devaluation.
- Solar array should be installed as far as possible to the rear of the house or garage and must be contained within an area surrounded by a 20 foot wide perimeter inside the property line.
- Solar panels will be black in color. Mounting frames may be metal or painted provided paint color compliments the colorization of existing home.
- Wiring and conduit of the installation will be made to be as inconspicuous as possible. Visible conduit will be painted the same color as the house. If solar company prohibits painting of switch/control/junction boxes, they must be installed within the garage or home.
- Removal or trimming of trees to accommodate installation must be approved by the ACC PRIOR to installation. Neighbors will not be asked to facilitate solar efficiencies.

ADDITIONAL STANDARDS FOR ROOF MOUNT SYSTEMS
Solar panel installation on roofs present aesthetic, maintenance and valuation risks to The Overlook as a whole. Certain properties, due to their orientation, may be approved for variances from these standards while other properties may incur additional requirements or restrictions.
- Owners will ensure contractors comply with IBC 1507.2.9 requirements for flashing of array’s mounting structure as required by existing shingle’s manufacturer.
- Sloped areas of roofing readily visible from street will not be used for panel installation
- The highest point of a solar panel array will be no higher than 3 feet below the ridge (Int'l Fire Code (IFC))
- Panels/modules shall be located in a manner that provides two, 3-foot-wide access pathways from the eave to the ridge on each roof slope where panels/modules are installed.(IFC)
- Solar array will be symmetrically designed with roof or in a square/rectangular shape. Offset panels are not allowed unless the panel mimics pitch angle and shape of roof.
- The solar panels will be flush (paralleled) with pitched roofs and will not be angled . In the event a panel is installed on a flat roof, it shall not exceed 20 degrees angle from the flat portion of the roof.
- Solar panels will be black in color. Roof frames will be black or of a color matching roof shingles.
- Solar array, frame and associated wiring and controls will be maintained both electrically and aesthetically regardless of the type (Ground or Roof) installation in a manner consistent with Article IV of Declaration of Covenants, Conditions and Restrictions For The Subdivision Known As The Overlook.
